Project Overview: 

KDD Construction Ltd has been appointed to undertake comprehensive façade and fire remediation works at Rope Quays, a 52m residential tower development, with an overall project value of approximately £7 million.

The works comprise the removal and replacement of existing external wall systems and associated fire safety elements to ensure compliance with current building regulations and fire performance requirements. The project includes extensive brickwork replacement, cavity barrier upgrades, render system installation and cladding remediation works to the building façade.



Scope of works:

 

External Brickwork Removal & Replacement

  • Careful removal and disposal of existing brickwork façade systems to designated elevations.

  • Preparation and inspection of existing substrate and support structure.

  • Installation of replacement brickwork systems in accordance with project specifications and approved design details.

  • Integration of new cavity trays, flashings, fixings and associated façade components.

  • Coordination of all temporary support and protection measures during removal and reinstatement works.

Cavity Barrier Remediation

  • Removal of existing non-compliant or defective cavity barriers.

  • Supply and installation of new Siderise cavity barriers throughout designated façade zones.

  • Installation to comply fully with manufacturer requirements, fire strategy documentation and current building regulations.

  • Inspection and recording of all cavity barrier installations for quality assurance and compliance purposes.

Ventilated Render Façade System

  • Installation of Wetherby Building Systems ventilated render system to specified elevations.

  • Installation of new Rockwool insulation slab system behind render façade.

  • Installation of supporting framework, rails and associated fixing systems.

  • Application of breather membrane and weatherproofing layers as specified.

  • Installation and finishing of render system in accordance with manufacturer guidance and approved specifications.

Cement Particle Board Replacement

  • Removal and disposal of existing CP board systems within render façade areas.

  • Supply and installation of new OBEX Score & Snap Board system.

  • Installation of OBEX EPDM membrane and breather membrane over board substrate.

  • Sealing, detailing and weatherproofing of all interfaces, penetrations and junctions.

  • Integration with surrounding façade systems to maintain continuous fire and weather performance.

Cladding Remediation Works

  • Opening up of existing cladding systems to access concealed cavity zones.

  • Removal and replacement of existing fire barriers located behind cladding systems.

  • Installation of compliant replacement fire stopping and cavity barrier systems.

  • Reinstatement of cladding systems following remediation works.

  • Coordination of all intrusive investigations and making-good works associated with façade remediation.

Associated Works

  • Access scaffold and mast climber coordination.

  • Temporary weather protection measures where required.

  • Site logistics, waste management and material handling.

  • Quality assurance inspections and photographic recording.

  • Health & safety management in accordance with project and statutory requirements.

  • Coordination with client representatives, consultants and principal contractor throughout project delivery.
