Project Overview
KDD Construction Ltd was appointed to undertake comprehensive façade remediation and fire compliance works at Saxon House, a six-storey mixed-use development comprising residential apartments above ground-floor commercial units and an associated car park.
The building's external wall construction consisted of brick facades, HPL rainscreen cladding, EPS insulated render systems and direct-applied render to blockwork at ground floor level.
Following the identification of fire safety risks within the existing facade systems, the project involved the removal and replacement of combustible materials and the installation of new passive fire protection measures throughout the building envelope. The remediation works were carefully designed to maintain the building's existing appearance while delivering a compliant and future-proofed external wall system.
As the residential apartments and commercial units remained occupied throughout the programme, all works were planned and coordinated to ensure the safety of residents, occupants and members of the public.
Scope of Works
Brickwork Remediation & Fire Barrier Installation

Careful removal of existing brickwork at compartment floor levels and party wall locations to facilitate fire remediation works.

Installation of new breather membrane systems where required.

Installation of horizontal and vertical cavity barriers at compartment floors and compartment wall locations.

Reinstatement of brickwork following completion of fire stopping installations.

Associated masonry repairs and making-good works.
HPL Cladding Removal & Replacement

Removal and disposal of existing HPL rainscreen cladding systems.

Removal of Juliet balcony privacy screen panels, with suitable components retained for re-use where specified.

Removal of existing coping systems and associated façade components.

Removal of existing insulation, backing structures and breather membrane systems.

Installation of new backing structures and breather membrane systems.

Installation of new cavity barriers at compartment floor, compartment wall, window and door locations.

Installation of fire barriers to new ventilation openings where required.

Installation of new ROCKWOOL insulation systems.

Installation of replacement non-combustible rainscreen cladding systems.

Reinstatement of aluminium copings, including replacement of damaged sections where necessary.
Juliet Balcony Remediation

Removal and reinstatement of Juliet balcony systems using retained or replacement components in accordance with project specifications.

Integration of balcony interfaces with surrounding façade systems and fire stopping measures.

Associated inspection and compliance checks throughout installation.
Render System Remediation
-
Removal of existing EPS insulated render systems identified for remediation.

Installation of replacement façade build-up systems in accordance with approved design specifications.

Integration of new render systems with adjacent masonry and cladding elements.

Completion of associated weatherproofing and façade detailing works.
Window & Facade Finishing Works

Reinstatement of existing window cills where suitable for retention.

Replacement of damaged aluminium cills with new components where required.

Reinstatement of aluminium coping systems and associated weathering details.

Completion of all interface detailing to ensure continuity of weather, fire and moisture protection.
