Project Overview: 

KDD Construction Ltd successfully delivered a £6 million façade remediation project at Harbour Reach, a residential development comprising four occupied residential blocks.

The project involved the complete removal and replacement of the existing masonry façade systems to facilitate the installation of new passive fire protection measures and external wall remediation works. The scope included the installation of ARC and Siderise cavity barrier systems, Weber Monocouche through-coloured render systems, Duradeck balcony decking, and new weatherproofing and sheathing board systems throughout the building envelope.

Working within a live residential environment, the project required careful planning, resident engagement and robust site management to ensure the safe and efficient delivery of the works.


Scope of works:

 

Masonry Façade Removal & Replacement

  • Careful removal and disposal of existing brickwork and blockwork façade systems to designated elevations.

  • Opening up of external wall construction to facilitate comprehensive fire remediation and cavity barrier installation works.

  • Preparation and inspection of existing structural substrates and support systems.

  • Installation of new ARC cavity barrier systems within masonry cavity zones in accordance with project fire strategy requirements.

  • Reconstruction of external wall build-ups using new masonry systems and associated façade components.

  • Integration of cavity trays, flashings, fire stopping measures and façade interfaces to ensure continuity of fire, weather and moisture protection.

  • Comprehensive inspection and quality assurance procedures throughout the removal and reinstatement process.

Cavity Barrier Remediation

  • Removal of existing non-compliant or defective cavity barriers where required.

  • Supply and installation of ARC cavity barrier systems within brickwork and blockwork cavity locations.

  • Installation of Siderise cavity barrier systems to cladding interfaces and façade transition zones.

  • Installation carried out in accordance with manufacturer requirements, fire strategy documentation and current building regulations.

  • Inspection, recording and quality assurance verification of all fire stopping installations.

Weber Monocouche Render System

  • Removal of existing façade components and preparation of blockwork substrates where required to facilitate remediation works.

  • Installation of a Weber Monocouche through-coloured render system directly onto prepared blockwork elevations.

  • Application of a single-coat decorative and weather-resistant render finish, providing a durable, low-maintenance external façade solution.

  • Formation of movement joints, stop beads, corner reinforcements and interface details in accordance with manufacturer requirements.

  • Integration of the render system with adjacent brickwork, cavity barrier installations and external wall components.

  • Completion of all associated detailing and weatherproofing measures to ensure long-term façade performance and compliance with project specifications.

  • Quality assurance inspections undertaken throughout the installation process to verify workmanship and compliance with manufacturer guidance.

Sheathing Board & Weatherproofing Upgrades

  • Removal of existing façade build-up components where required.

  • Supply and installation of Y-Wall sheathing board systems to designated external wall areas.

  • Installation of OBEX EPDM membranes to provide enhanced weatherproofing and airtightness performance.

  • Sealing and detailing of all penetrations, interfaces and façade junctions.

  • Integration with surrounding façade systems to maintain continuity of fire, weather and moisture protection.

Balcony Remediation Works

  • Removal of existing balcony decking systems to designated areas.

  • Supply and installation of Duradeck balcony decking systems.

  • Associated balcony interface detailing and weatherproofing works.

  • Inspection and remediation of adjoining façade elements where required.

Façade Remediation & Compliance Works

  • Opening up of external wall systems to facilitate intrusive investigations and remediation activities.

  • Installation of compliant passive fire protection systems throughout the building envelope.

  • Replacement and upgrading of façade components identified through fire risk assessments and design reviews.

  • Reinstatement of façade systems following completion of remediation works.

  • Coordination of all compliance-related inspections and verification procedures.

Associated Works

  • Access scaffold design, installation and maintenance by Shaun Hanney Group.

  • Site logistics, material handling and waste management.

  • Resident liaison and occupied-building management throughout the works.

  • Temporary weather protection measures where required.

  • Quality assurance inspections and photographic recording.

  • Health & safety management in accordance with project and statutory requirements.

  • Coordination with client representatives, consultants and principal contractor throughout project delivery.
